I know this is part of your real estate training but isn't the answer obvious? We all have to abide by state and local laws as well as federal. It applies to what is important at more local levels.

Because states like to feel they're important too!  :)

Because federal laws set the overall tone and state laws get into specifics on how the laws are implemented in each state.  Same with the county and city level.

 

Housing guidelines are one example.  Feds say "equal housing for all", states mandate X amount of housing for low income families, counties and cities implement "section 8" subsidies and require a precentage of all new construction to be low income.

 

Marijuana is an interesting example of this working backwards where the states and cities are trumping the federal laws (which they aren't supposed to be able to do).

I am licensed in California which is a "trustee" state and Hawaii which is a "lien" state. Go ask what those differences are in class.

State laws vary from state to state. Knowing them is you reponsibility. Start with the law of agency. There may also be municipal codes that need to be followed.

There are more state lws then federal laws in some cases. Not following them can lead to bi probems such as fines and or jail Learn the law, follow the law and repeat

Those laws got put there because certain problems existed before that, possibly from a gap in the federal legislation, although we don't know that until we look into the actual history.  Laws get passed because they're seen as a solution.

Each state has different laws in addition to the federal laws that must be followed.  So, as Pat said, all of them are critical to keeping you out of real estate jail!  Good luck with your class!
