Your expenses aren't always tied to the price of the property - there is a lot of stuff you do for all of them - pictures, brochures etc.

Dylan, the amount you spend and where varies by the house and what you feel it needs. For example, right now I have a $590,000 starter home and a $1.2m home listed. I actually spend the same amount for both, about $30 on flyers and I run facebook ads (as much as I hate supporting facebook). The VAST majority of your marketing can actually be free! Put it in the MLS and out here you get on 80+ websites (granted people have only heard of maybe 10 of these), plus put it on ZTR and you're covering all the majore outlets FOR FREE!!
Beyond that, anything is icing on the cake. Drones are bloody cool, but for a standard tract home they are really stupid and pointless IMHO. You really need some acreage to show people before they become usefull (again IMHO).

It really depends on your goal, although I would think there would be some things you would do for every home no matter what - lots of online marketing (FREE), professional photos (a few hundred dollars?), and perhaps a neighborhood mailing/postcard (may a couple hundred dollars depending on what you send and how many). Price and commission have nothing to do with the marketing I do

So who is spending this $3000 on advertising, all of the agents involved or just the listing agent, if just the listing agent then you may be operating at a loss here once you split the commission among all the agents and brokers.
Or is $3000 your share of the split and you are planning to pay an undisclosed amount.

Your best bet may be to get advice from people in your market who work with similar properties. The answers will vary a lot depending on size of the city/neighborhood, relative value of the property, the demographics and behaviors of potential buyers/residents of the area, etc.

I do not market that way. I look to splash my new listings everywhere with my marketing when it hits the market as a new listing. SOme homes take more, some less. With a good market my goal is to be under contract in less than a month, many of my listings go under contract in a week and some in days. I am also then markeing for my next listing to start the circle over.

You do not just market that specific property one time only, you use it to market your business as well. So, it depends if you use direct mail( 50 cards or 5000?), online marketing( paid), photography and tour service price, cost of fliers, newspaper and magazine ads( if any), etc. etc.
