I do not respond to such question until they have proven they are sincere and not just collecting opinions until they find the one that aligns with what they were going to do anyway.
When the clients returns to the question the 3rd time, they ARE serious and will respect what is shared with them.
"You appear to be serious about this so I'm going to give you a serious answer that you really need to hear well."
It is rewarding when the client pushes beyond the 'smiely face' to find the fabric and authority that is the value their real estate agent brings.
Always let those who ask understand there is more. If they are serious, they will come back.

Many do, almost all buyers except some investors (even though I have far more experience in investing than they do sometimes).
Sellers it's more at the 80/20 rule. 20% always thing their HGTV degree trumps my 28 years of experience.
I have been wrong on occasion too, I had a seller ignore my conservative advice, take a chance and win, so there's always room for improvement in this Realtor.

If a seller starts hollering I am not going to give it away, the value he has in mind is not realistic and roll up the sleeves to show why. Henderson, REALTOR®, Broker, Tacoma Washington, and the people that have asked for opinions and thoughts have respected, as opposed to ignored and dismissed, his comments. For some it's been a 'longer learning curve' as they want everything their way and think because they've bought and sold houses over the years that they 'know it all'. Roger is the one with patience, while I observe. So that being said, there have been some challenges!
