I keep getting clients who want to attempt to renegotiate terms, such as asking for repairs or credits on an as-is deal.  We agree on terms at the beginning for a reason, but this fact is often lost on clients.

From buyer's side - no mortgage commitment for several reasons including appraisal or financial status change.

From Seller's side - something may happen with the house - and they can't deliver the way it was presented to the buyers.
