Got word today that our closing scheduled for next Tuesday may be delayed by up to three weeks because of the lack of appraisers. On a lighter note, they told us the real crises are in Washington, Oregon, and Colorado and the rest of the country is not as hard hit yet.
Coincidence that these are all 'pot' states?

We have not seen this, but it is no surprise. The tighter Federal Regs and banks compensating appraisers for so little money; many are leaving to sell Veg-A-Matics at flea markets.

I have not "seen" nor "heard" that --- looks like an employment opportunity or maybe lenders could accept a "zestimate".

In our Region the average age of Appraisers seems to be almost 65 ! Now a College degree is needed to become one ! I see a problem moving forward !

I am not having that problem at this time. It has been a problem getting inspectors and appraisers into units because of vacationers?

That's pretty outrageous! I'm doing a VA loan now with no issues, but I think this lender has their own.

Not yet but I think that will be coming soon as more appraisers retire.

I'm seeing appraisers backed up and many getting out of the business..they are fed up with the regs and lower pay..don't blame them!

Thankfully, I have had no issues with appraiser availability. If Mimi Foster theory about pot states is correct, and if CA votes to legalize recreational use ... then it might become an issue.

Have seen it and when outsiders are brought in, it can be highly detrimental. Requires a great deal of involvement from listing agent.

Have not encountered that problem or heard of anyone encoutering the problem. Interesting!

Yes, becoming a BIG problem, with new guidelines and requirements of what they are expected to inspect and test, appraisers here are leaving the business in droves.
AND, appraisers are turning down appraisal requests at a much higher rate. End result is inexperienced clueless appraisers killing transactions left and right, using "school knowledge" rather than experience in the business.
New regulations created by legislature that has never done a single real estate transaction a huge disservice to the industry.

What kind of nonsense is that? I am in the business but no one is available?

We have the opposite as MA appraisers are coming into NH and entering the rotation not knowing the town or city, not knowing our values and what neighborhoods add value and which to deduct in.

I was not aware that this is happening. Your questions make me recall the time when I was a VA appraiser.

Oh my gosh, thankfully not. In past years we may have waited a bit of time to get on one's schedule, but never that none were available. (Sort of like waiting for medical care in the broken down VA system if you ask me... and we supposedly "support" our veterans.)

No, but I've had one appraisal done from someone who was quite a ways away even though there were VA appraisers located nearer to the location.

We have many appraisers in my area but presumably none from the VA since the VA is a US governmental body.

Nope, I never heard that. We probably have too many of them, since a lot of realtors I know have an appraiser license as well( not sure if you have to do anything special for VA loans).

Debbie Reynolds - I think appraisal is not as big an issue as getting home inspectors....
