I see it often in our age-restricted community, and it usually means that the LA has a buyer, and the house doesn't make it to the MLS, and there are no flyers in the box!  They are trying to get one of their buyers, or a buyer from their brokerage to have a client, and keep it all in-house Jeff Dowler CRS.  The Pro for the seller is a possible 'few days on market' and a 'quick sale', though maybe yes or maybe no on the highest price.  The Pro for the LA is that they get exposure for their name and their company, and a possible 'quick sale'.

Limiting the pool of buyer that will see the sign is NEVER in the best interest of the seller... If it is not in the MLS it is not really on the open market... regardless of how a listing agent wants to spin it.

If I am the seller I would suggest that the listing agent wait for few days after it is active on the market so that there will be time for all buyers to see it and make an offer.

Our MRIS rules make it not kosher to show a Coming Soon listing until it comes on the market.  But if there is a sign with Coming Soon, and it's not on MRIS, we can show it to anyone who calls -- agent or unrepresented buyer.  I've used the MRIS version on condo listings where you can't have signs and it does help create buzz ahead of time.

Must check with the local board rules on signage. Some boards will not allow yard signage with agent/broker information unless in the MLS

I regularly use this, of course those are my investor clients and it's done while the home is under construction.  Almost sold one of my prior listings THREE TIMES while it was under construction... of course it was right across the street from another house for sale and mine had a view... the other one backed a major street and had no view.  It sold after being in the MLS for a month.  Once homes are ready to go, they go in the MLS for all to show.  On the one I listed today, I even called two agents in the area I have done business with and invited them to see it.  They're both bringing buyers! 

My investors like the coming soon and would rather get the home sold.  If they can sell it for their target price before being completed, the can save money on staging, marketing and holding costs.  Definitely in their best interest!

I don't do coming soons with traditional sellers, unless their home needs some TLC to get top dollar.  Did a coming soon like this last year and had a list of 15 agents wanting to show it by the time it was ready.  Sold the home on day ONE... in multiples and well over list.  But that was a rarity on many levels!

Agents here abuse it. Just recently I had a buyer call the sign on a coming soon. He told her he already had an agent. She said, no problem, I can still let you in to see it. He called me and said he was going to see it. When he got there, the agent let him see it, and asked if he liked it. Then she said " let's go ahead and get these dual agengy forms signed while you're here."

If done properly, it can be a benefit to the seller.  But, it must be a signed listing with an agreed upon cooperation with other agents and a limited time for keeping it in a coming soon status.

There are some "coming soon" signs and ads that never seem to hit the MLS and in our area that is considered acceptable as long as the proper documentation is on file with the local board.   Regardless of what I think, the occurence is now a part of the current real estate scene albeit not a significant part.

I'm not sure who benefits more - broker or seller --- I guess it depends on the objective of each party.

I like having the ability to see new listings before they hit the market as I can prep my buyer clients, and it helps if I have a new listing coming soon in the neighborhood. I have used it a few times as a "heads up" to serious buyers in the market who might be interested so they don't write on something else before it is available!

And those who don't want advance notification can ignore such signage.

In the cases where I use "Coming Soon' it is always to the benefit of the homeowner. That is not to suggest the buyer does not also benefit.

And the overwhelming number of instances the property sells with 1 day on the PUBLIC market.

Assuming to know the intent of the seller can lead to a false understanding.
