Where comps are readily available and the prices are pretty easy to set, I'd look at condition of the property, is it near a busy street, has it been upgraded/remodeled, etc.  That will get me to the final price.

When I was doing subdivisions, we would price the lots according to different factors like location within the community, near the club house, away from the clubhouse, size of lot, views, and many other factors. Every property has a plus or minus factor that identifies the give & take for pricing

 Make adjustments for lots that back to greenspace, back to clubhouse, other premium lots...  then suggest a price range as opposed to a specific exact number.

I would base it on the identical comps (though they are never really identical as to condition, updates, location) and make adjustments for the market and the competition.

There is a variable in upgrades and remodeling projects, some backing to greenbelts, some with pools and tennis courts..always ways to measure these to arrive at a list price that is credible.

You still have know about specific upgrades in a home that might make one home more valuable to a buyer than another. I just look in our mls for comparable sales.

I have nothing to add here that has not already been discussed. I am not necessarily in agreement with 8-12 page brochure. When people like a property they know it and remember it. That is my experience.

whenever I had a subdivision of condos that needed a price, I did comps using other new condos and made adjustments for the features of the units and the amenities in the community.... the weight was always on the features of the units ....
