Just listed neighborhood open houses I get pretty good response on.  I ask them to bring the card to receive a Gift.  I then provide a Neighborhood CMA and a $5.00 starbucks card or lotto tickets.

it's important to keep in mind with just listed/solds it is about showing consistent production and keeping your face infront of people.

I agree with Ron and Alexandra Seigel about different markets. Also it is consistency of repeat mailings that really gives you some valid stats. One mailing could be 0-3% and another 8-10%. Over time, probably averaging 7%.

You may not get any response for a long time, but never know who might keep your post card and get in touch years later when they are ready to sell.

What an eloquent response Justin Carlson gave you.  It does really depend on the marketplace as to the response you get on a postcard.  Our SF client has several phone calls as a result and a couple of listings as a result, our SB client does not send just listed (he has tried it and no ROI) our Ocean Reef clients had similar results as did our SF client...every market has its own DNA, which is why I keep singing the same refrain, you have to know the psychographics of your marketplace.  A
