The financing type isn't as important as is knowing it will close. Competence and communication by all parties is key.

I love any borrowers that promptly submit everything I ask for. Cooperative borrowers that try to be helpful is what makes the loan process easy no matter what type of loan program we are doing.

Cash is good. I really don't have a preference what kind of financing a buyer uses - it's the LO that gets the job done.

I love VA loans. No down payment, no MI, seller can pay closing costs. And, if the Veteran receives any military disability at all, they don't pay an up front funding fee. Also, the streamline VA refinances are great.

I like buyer financing!
That said my favorite really has more to do with the lender who can get the job done rather than a particular type of loan.

Hi Amanda - As long as my favorite lender is involved, I really don't care - I know it's going to close, she's going to take care of it all, and my clients are going to be happy.

Cash please! But if we're financing, my only preference is to work with a lender who communicates regularly and gets it DONE. ;)

Cash is good. I don't care about financing options... what I care about is a good lender... then the financing option doesn't matter.

>25% down conventional.
Prefer cash.
Anything lower or less than 20+% I do not mess with it. Often spell disaster.

Cash!! - Other than that a lender that has in house underwriting and can still close in 30 days or less. I got it that it depends on the loan type but mostly it depends on the loan officer, processor and underwriter all "clicking" well together. So my favorite loans are those with a good team described above. In our area - Movement Mortgage is very good.

Navigating through the mortgage process can be difficult and confusing because there are many factors to consider when obtaining financing for your home. The first thing you’ll need to determine is how much you can spend on your new home, which generally depends on four main factors – the size of your down payment, your credit score, your debt-to-income ratio, and your monthly maintenance expenses. Other factors to consider include the deduction of mortgage interest on your federal income taxes, and what type of mortgage product you should obtain.

Conventional and VA funding are pretty easy to work with. Although cash buyers are my favorite.

I am NOT a fan of FHA. In fact, after I close a transaction I am working on I will no longer accept buyers with FHA financing. It's like finding a needle in a haystack.

Cash is king. Conventional is next. FHA and VA has a niche that cannot be overlooked. Do what works to get it closed!

Seller financing when available has been the easiest for me! Aside from that, conventional loan, 20% down or more.

No preference except cash (paid via wire, bank draft, cheque) is easier.
