First, the agents need to stay abreast of changes and updates either via CE, or better via current trade "rags".  I  inform customers of facts as they are known to me. If the matter is subject to legal interpretation or advice, I suggest reaching out to an attorney. In CT, attorneys close deals, so might as well engage one early in the process and start using him for advice, as needed.

Cody, it is outside my scope of practice (and can get me in serious trouble) if I give legal advice without a law license.  Now with that said, I have no problem forwarding on an email from the state or the local association on a topic. 

 

For example the HUD "Thou shall rent to crooks" ruling.  If asked, I'll forward the link to the HUD page or an email from an official source describing the changes.  I will NOT help them interpret the regs.  I have two real estate attorneys I can refer out if they need an interpreation or have any "well what about X?" questions.

They know realtors are not the right place to ask. We place for sale signs. Fill in the blank spaces, order the reports, go to place.  

Any legal question I send them to our legal, CPA groups.
