My definition of 'overpriced' is a listing that is priced too high for the comparables in their neighborhood with regard to similar square footage, beds/baths, age of home, updates or lack thereof, location as in 'views', etc. It is usually tens of thousands of dollars over what is a fair price, either based on what the seller feels they need to get out of that house, what they paid for it, or what they think their up-dates are worth Tony and Suzanne Marriott, Associate Brokers.

I'm not so sure anymore, at least not in my market. When I price, I go by the most recent comps and do a marketing blitz. But there are some area agents that are ignoring comps, putting homes on way over recent comps, and getting them sold quickly, and often for over listing. And the Universe is not supposed to work like that!
