It is the seller's decision whether to be present.  However, I would very strongly discourage it.  If there are any questions, the buyer's agent should ask the listing agent for the information.

Traditionally we have them leave... Typically there are too many emotions to effectively deal with someone "picking apart" their house.   If there are questions or issues, we can address it all after the official report has been filed.

It has always been my practice to have the sellers leave the home.  The home inspectors I use will always answer questions if the sellers any.

My short answer Debbie Reynolds is just a flat out NO. That situation is bound to inhibit the Buyer and it's the Buyer who is paying for the inspection.

Generally speaking, I think it's best for the seller to not be present during the home inspection.  That said, there's no reason why the seller can't be available (via a phone call) for questions or clarifications.

I appreciate all the feedback but the seller says he is staying so the challenge is to keep him out of the way, distracted and mouth closed and not interfering.

The seller should be anywhere BUT the house during the inspection.  This is the buyer's time to ask questions of the inspector without fear of insulting the seller or ruining the deal.

On the house(or condo).  

On the seller.  

On the buyer.  

On the type of inspection.   

Generally, I think most selles are not home but available to answer questions via call/text.

Absolutely no way. I always think the listing agent should be there in their place, to be close enough to hear bt nt so close they are in the way. First hand knowledge can head of frivolous request after an inspection

I like having the Seller on site.   If there is a question or a problem, let the Home Inspector bring it to their attention right here right now, instead of a day or two later on a report form.

I'm okay if the seller is there, but at a distance -- like outside in the yard enjoying the weather but available "in case of questions" by the inspector or the buyers.

I suppose the operative word is SHOULD. Yes, I think so. But I had an inspection in a condo when I was helping my daughter and her husband in LA where the seller was home. Normally my inspector runs the dishwasher, but here it was being used to store wine...yes, really! Seller said, no you cannot run the DW, it has not run in 3 years. We negotiated the cost of a new DW

We expect the seller to be away during the inspection.  I've had sellers stay a couple of times, and it wasn't good.  One woman got really argumentative with the inspector!
