The best way to get this information Jaydeep Shah is to go through Google maps, identify communities - and recent homes sold in that community. Most of them will have at least one home sold recently. The MLS should have all the information about that home at least - to begin with.

Bob Crane has a great idea and try your title companies websites they publish a lot of local information on tax rates..but getting out and networking will be your best bet!

I appreciate everyone's reply to my question. From the book I was led to believe that there may already be a compilation of this info out there which I now understand is not the case.

However, I feel that some of the comments were hinting as if I am trying to find shortcuts here. Obviously that is not the case. I am just trying to find my way in a new industry.

For subdivisions, pull up the stats in the MLS.   Or google the communities.

For the other minute details....toss that aside for now and don't get caught up in too many details.  

Most helpful will be to learn the inventory and know what you can buy where for a certain budget.  If you can talk intelligently about that, you can snag someone to work with.

HOA information changes so frequently that you should probably make it a point to meet the different community managers and find out current information.  Get out there and introduce yourself being the ulterior motive. 

As for transfer fees, maybe having lunch with a local title attorney would be another task where you could put yourself in a networking situation and get useful information at the same time.

My experience is you need to get the HOA name and contact information form the seller.  Then call the HOA to get the information you are looking for.

This should be part of your research that you personally should embark on.  How do you know that someone's numbers and stats are correct.  Check and double check, errors abound.  Just my opinion, when we had our commercial real estate practice, I could tell you every owner, square footage and recent activity in the areas we were working in.  A
