I had a guy who's gps went haywire saw the signs and walked in. They bought the house closed last Friday. They want another one....

I use about 6 signs some put 20.... 1 sign=100 ar blogs....

Yes, we put out 4 to 6 signs for each house, and in my case, being a newbie, I definitely want my name out there Robert May.  I do see other realtors putting out signs also, as you mentioned.  I think whether you advertise the Open House or not, seeing the names and directional signage in a neighborhood helps!  In our niche, people from our community are stopping in, since it's an age-restricted community.

I put out 4-6 directional signs depending on the location of the house, and used balloons last year. They always seemed to pop! I like Lyn Sims idea of using flags. Would tie in Re/Max colors nicely!

Our signs have directional arrows on them. U use 10-12 signs to point in my OH direction.

YES, I use my signs. I have two sets of 6, the old ones are pretty beat up, but I add one or two if we're deep in a neighborhood.  No harm in using them, and it draws in the neighbors and more casual lookers.  

More bodies, creates more interest, which creates more and better offers is my opinion.

I do, although in Carlsbad they are now being much more restrictive on where they can be placed. Despite GPS they can still capture those driving around and looking, and there is the in-your-face advertising

When I co-market an open house with a real estate agent friend, I have put out 50+ 18x24 directional open house signs with a sloppy font made from my own handwriting. The amount of signs depends on the amount of locations that would be good to put a sign. I figure I havent done my job if code compliance doesn't stop by the open lol. It has made a huge difference in the amount of people that come by an open. this number of signs can be a lot of sweaty work, but that is why I do it because others will not and it gives our listing a big advantage.

In Denver homes are going so quickly, open houses make the home too unmanageable.   When it was slower, I would do open houses, but only if potential buyers could find the home with 5 signs or less.   If it was too far into the neighborhood, few would come.

Signs are good for pulling in traffic from major streets.  More importantly, you need a mechanism for capturing leads at the open house.  A paper guest register is better than nothing.  But you may want to consider using BrightOpen and Market Snapshot.  At your open house, display your listing on a laptop or tablet, ask visitors if they'd like more info on the subject property or similar listings.  If so, direct them to enter their contact info.  Going forward, they'll automatically receive robust, relevant, and real-time data.  BrightOpen is free, there's a subscription fee for Market Snapshot.

I do.  You can pull people who are out for a drive or might have missed your open house ad.  My broker has gotten listings from the amount of signs he's put out before.

Great answers.  In light of the overwhelming consensus I will probably redesign my own signage for this specific purpose and see if I cant come up with something that is easy to use and eye catching.

I put the address on them also. Maybe at least people can see the street driving by quickly on busier roads.

Yesterday I also had small flags by them. I agree, it seems that agents complain that no one shows up but how about putting some balloons or something so people can see the sign?

Someone here on AR has those large masted feather signs.
