In my market, it's rare when the lender shows up... but I like it very much when they do. Sometimes, the transaction runs into some lending issues, and it's nice to have the loan officer on site, so they can call in to the company (sometimes they have a back-door phone number)...

Yes, this is great! They can help promote you and be a form of security. It's always better to travel in pairs or even packs. A lot of buyers start by going to open houses and aren't pre-approved yet. It gives them an opportunity to meet them in person first. Plus, it gives them an opportunity to get to know you better.

Most loan officers don't have time to attend open houses, but location and price range could be a factor. They will usually make brochures though and are available by cell phone if needed.

I have never had a lender attend as part of an open house event -- some stop by for encouragement or for an introduction. Don't overstay your welcome and remember the purpose of the open house --- my job as the listing agent is to sell the home -- not chit chat with others or eat donuts.

Yes. Enjoy the company. Enjoy full-service to buyers who can prequal onsite. And enjoy their insight and convo with guests. I haven't held open houses for over 3 years because the market is so strong houses sold within days. But I have one booger right now. It's taking some time and a lender joined me a couple of weekends ago and it make those 3-hours FLY BY!
