To some degree. I know that a buyer with a VA loan can't pay for his/her own wood destroying insect report.

There's no rule that says "the seller has to pay...." but there are certain items that under VA, the buyer cannot pay.  So, for example, if a termite report is requested/required, a buyer cannot pay for it.  A seller can.  An agent can.  A lender can.  A buyer cannot.

Usually on small items like that, we see a seller pay, but it's not mandated that a seller needs to be the one to pay.

The seller is not required to pay anything.  It used to cost the seller $ for the buyer to use a VA loan, but that is not the case anymore.  It's just that the home has to be in excellent condition in order to pass the VA appraisal.

Only the termite inspection these days. It's quite liberal now. I close 25%-45% of my deals on VA loans annually.

There are VA disallowables that the borrower cannot pay. The seller doesn't have to pay them. There could be an agent credit for that. But the disallowables are very minor and low dollar.

Fred Griffin, John Meussner and Candice A. Donofrio  all seem to be very "dialed in" on this one. 

Unfortunately for us here in Northern California, housing prices have become so incredibly high that most homes do not qualify for VA loans. However, I do remember one that we did a couple years ago where the Seller AND both agents ended up paying for inspections and repairs because the Buyer is disallowed from paying for them.

With the knowledge that this happens, VA buyers are not necessarily the ones sellers here will pick especially when there are many qualified conventional loan buyers vying for the same home.

No.  Years ago they did; not anymore.

* There are some things that the Veteran can NOT pay... Broker fees, termite letter, lead paint mitigation... A Seller usually pays the Broker fees, but if there are also termite fees or lead paint issues, the Seller (or the Realtors) will have to pay for them.

It used to be that VA loans required significant seller closing costs.  Now, not so much.  I've been on both sides of VA loans recently that did not require seller credits for the loan.  Had one listing with three VA offers.  One wanted 12k credit, the second wanted 8k and the third had a lender that specialized in VA loans and didn't need any credits.  Guess which one got the house...

It is not reuired but is allowed. Most VA buyers ask for teh money becuase they need it. Th ehome has to be in good condition and here the buyer pays for their own inspections and appraisal.

The only thing I can think of is the pest inspection.  But other than that the buyer doesn't have to pay anything.  The agent may have to pay for their brokerage fee, depending on your brokerage
