Are you from Utah? Have you seen either of these used since you got out of real estate school?

Maybe some use them - we don't have a lot of water around here

Don't take offense, but who cares? I haven't heard the word riparian since I was in real estate school almost 25 years ago, until it was brought up here in AR in recent days! But I believe they do know in Utah!

As a retired pre-licensing instructor, teaching the students Littoral = lake rights & Riparian = river rights.

Yes, it was an exam question...best way to remember L=lake  R=river

Riparian - river, littoral - lake or sea.... referring to the shores.  :-)  In my area, we have lots both.

One if by land, two if by sea ...

Riparian is land you've been given/added to your property by a water source.

They are relatively the same except Littoral is for properties that border a lake, pond, or ocean (standing bodies of water) and Riparian is for properties that border rivers, streams, and moving bodies of water. ~Marisa
