Lately it has been the appraisals holding up the financing and delaying the closing. Since these are arm's length it is hard to apply pressure or force.

I can only remember 1 case where I literally was the only person that would go pick up an FHA appraisal at a previous lender. It was only 4 miles away (this was before email) & I had to go get it because the lender 'didn't feel' like mailing it or giving it to the other new LO.
Do not wait. Take care if it yourself.

Yes. I sent a demand to the buyers agent and copied my escrow officer advising that we are not closing until buyers agent provides (1) document and (2) document. I had them within the hour and we closed that day.

Usually, it is financing. My last was delayed for a month with no reason or explanation.
Right now, it's the buyer getting their loan! Bank screwed things up at the 11th hour. CD is a week overdue.
That's usually what I'm doing when I'm in here. 3:)
