I do not actively promote a Free Market Analysis.  I'm thinking most agents in our area do a free CMA so when a prospective seller calls I mention it quickly while I go over the details of what they can expect when we meet. Once we meet, if the seller is serious about putting their house on the market, and are not just "information gathering" I would say I get 9 out of 10.

I don't promote "free" anything.  I do offer to evaluate their marketable value if interested in selling on my site and I get a few leads from that a month.  I'd say I get the listing 25% of the time.  Sometimes they have no true intention of selling and sometimes they think their home is worth far more than the comps show.

It depends on how you are sourcing the requests. Are you running Facebook ads for home values, are you buying house value leads ( requests for home values from PPC) or are you dominating your organic SERPS for home value terms and those people are calling you ready to list? You are going to get different results with each of those sources. 

They all work but you have to work to get results. 

I have found the PPC method get the worst leads. 

The FB ads depending on who you are targeting and how blinded your particular market is to them, work pretty well. 

The best of course is organic traffic from the direct search of the question of home values. 

Here, zillow is super inaccurate, like one of the lowest in the nation. Sellers here don't like zillow. In our market sellers want a real estate broker who is good with market values to give them the info. 

We still get better results from marketing to expired listings. But free home values work and so do just listed postcard and just sold postcards even if they have been used for decades:). Katerina

I have at least 9 listing appointments a month and rarely don't get the listing. Many times it can be a home that will be coming on the market in 6 months to a year. Consumers pretty much expect a market analysis to be free.

I tried to market this idea for a short period. Only one serious homeowner and they wanted to try FSBO. That was god for me, was a mobile that had been added on to.  More people were curious.

I don't do that.  I figure between Zillow and Realtor.com, they've got it covered, afterall that's where people start their home search.  I do CMAs for listing appointments and those are manual and detailed.  If I had some automated tool "fill out this form and get a free CMA instantly" and I was gearing my site and business towards this, it would be worthwhile.  Since I represent investors and my site is geared more towards selling listings (primary) and selling the company/me (secondary), free CMAs don't benefit me.

It is true homeowners WANT to know what their home is worth.

It is true homeowners believe they already have that information, they simply pick the number they want to believe.

An agent can join the chorus and offer another number that comes with a manipulative sales pitch.

But what does the homeowner who already has numbers want now/next?

That is what I advise agents should market.

we get over 95% of them....the others may not be selling or have a close friend they're calling but called us because they know we know our stuff!! and that's ok....we don't pressure them but we make sure they clearly understand that if it doesn't work "as planned" we are available ....they like that...and we have been called in to take over a few times....

as for how many we get per month, that varies but I can tell you we are listing agents and my marketing makes the phone ring enough times to feed three families who are in real estate!!  they each average 40 to 50 listings a year and that doesn't include the subdivisions....
