Most p-eople here are using Centralized Showing. At first, they were terrible, but they got their act together pretty quickly and they're basically seamless now. They charge little enough that I don't remember how much it is.

I have not used a service like this on my listings but have used them when scheduling showings on other agents listings. It is very efficient and streamline.

Here in the Dallas area we use CSS (Centralized Showing Service).  There is a fee for listing agents, buyers agents schedule their appointments on listings at no cost.

I think part of the problem with some of these services is agents don't know how to set the service up. Plus, many times you have to wait for the company to contact the seller to get the seller to verify the date and time you tried to schedule will work for them. Sometimes you can wait a long time to find out that your requested time has been declined.

Can't imagine not having it. We use Centralized Showing Service (CSS). $30 per listing for the life of the listing. 

They take initial scheduling call, they contact Seller however many tries that takes, call back the showing agent, and then send out an email within the hour after a showing for feedback. We have a 97% response rate on the feedback. 

I have an assistant, but setting appointments, especially in this market, is so time consuming.

First my company, then our MLS provided Centralized Showing to agents; we are now with Showing Time. Couldn't imagie not having a service like this after 12+ years of using one. And the price is right as I don't pay for this, except throug my mls dues. Each has its pluses and minuses... it's more a question of what  you need.

James, I stopped using one.  The didn't do a great job of avoiding the old walking in on indisposed sellers situation, and I didn't really need them for vacant properties.

   My Tallahassee Board recently went to Showing Time.   So far, it is NOT popular... everyone in Tallahassee is "old school"; they pick up the phone and call the LA or the Seller.  The human conversation was good... now it is just a computer notification.

I like ShowingTime. There are a few things that are 'alacarte' add-ons so it's hard to say for price. Our office divides it up between all of us.  We have an appt desk so to speak (2 ladies).  Make about 1500 appts per month.

We just had to get the add-on where agents not admins can also make appts at home or on their phone/laptop. Seemed like that should be standard to me.

I like their feedback page which you can edit to suit your needs. I put a scale from 1to5 instead of what they had. I also changed the comments to say something like if you buyer had no comment, what do you think?

I do not use a service but it could be beneficial. But losts of agents do .  It would be a better way to inform the sellers of how many times their home is shown.

We are now on a Supra system and I understand feedback can be sent from there directly to the sellers. New to us but am excited in learning the system.

Not really popular in my area. Vacant houses are usually have supra lock boxes and occupied have to be scheduled via a LA.
