Ron and I were walking on a street farming.  We walked into a store, and the owner who knew of us told us he was expanding and wanted his store front leased.  He signed the agreement.  As we were waling out, Ron spotted someone to whom he had shown a store that was not exactly perfect.  He just said come over we have a new space.  He wrote the offer the owner signed it, and we had leases the next day, which were fast tracted by the attorneys...and the store owner wrote the commission check immediately and handed it to us.  A

 But, all of my closings are happy!

I'm closing this week on quickest transaction of my career. Buyer came to see my listing last Sunday. Seller was anxious for contract so they could bid on new place. A coop transaction usually takes a minimum 60 days because coop board reviews application then schedules interview with buyer. Young buyer with an aggressive parent. Came ready, willing and able. Made all cash offer on spot. They waited outside a cross the street watching all my other showing appointments. They confronted me as I was leaving. "That couple with baby was there a long time" and the mother and daughter are they our competition?" Did they make offers?" I responded yes there's

competition did you think you were my only showing appointment?"

They made a strong offer. I called seller and seller accepted their offer providing they would sign contract this week. They signed Tuesday. I put together board application package and arranged buyer interview last Friday. Approved! Closing this Friday.

Last week, I spent a couple of days an out of town couple that were wonderful to work with.  They are smart, easy going, realistic and valued my opinion.  We are currently under contract to purchase.

This past weekend I received a really nice gift from them and we have not even closed yet.  That was such a nice surprise!

I have gotten gifts before, but never before we even closed...

I've had a lot - when buyers are well vetted, pre-approved properly, and buy within their price range, it's a recipe for a pleasant purchase.

Most of mine in the last couple of years in particular have been fun and enjoyable, despite a few bumps here and there. I think the first time buyers are the most appreciative, in general, since they are so excited about their first home

I would say my first year in real estate that many of my closings were easy.  These days it seems like nothing is easy.

Yesterday was my day,  I wrote an offer on a condo, cash offer, close in less than 30 days.  Accepted today.

Perhaps my most quick was a farm that we bought at an auction, never closed on it since one of the other bidders came to me a few days after the auction with a very nice offer for my my purchase agreement.

When both sides walk out smiling it is a great closing and that is the majority of my closings

Yes, I've had a few really fun transactions. 

My favorite one so far was in Camarillo.  Sold the listing for over full price in multiple offers and got the highest price in the tract at that time.  Buyer was real easy going, lender was amazing, closed in 30 days post trid.  Repair process was 3 things: a turned off water line in the kitchen, a turned off gas line and a leaking gas meter.  All easy fixes, I took care of most of them myself.  Perfect escrow.  Start to finish no bumps, no fuss, opened escrow and barely did anything.  Wish they were all that way!  It was much appreciated after a few very rocky escrows prior to that.

They found the house online, called me to have lunch, discussed seeing the home after lunch, saw the home and while there, they made a cash offer with a 10 day close.  Why can't they all be like this?

Not sure I would use "Happy" to describe any closing.

Buyers I've had have been ecstatic to own a new home or condo, sellers have been amazed to have an offer in less than 24 hours - but "Happy" would have to think long and hard about that

Most of my closings are happy events and I recently posted about a particularly happy one.

I had a 22 year old borrower who was turned down on the day of closing for some nonsense about having lots and lots of money but no job. It was all trumped up and ridiculous.

He wrote a check instead. That was a FUN closing! 

This year. Not so sure things are falling apart and heal back by itself.  Sellers want too much......

I have to say fun closing were both buyers and sellers had wine at the closing table to trade.  Fun closing.

rarely do we have one that's not positive and a happy time for both parties.....

I wrote a post about it ... it was so smooth I wanted to get the buyers agent a very nice gift.  All closings really should go that smoothly. It's the perfect combination of buyers,sellers, agents, lender, inspectors, title company and escrow officer!  Boom!  

Just experienced one of these with equally delightful buyers and sellers..a real treat!

Any closing that comes in on schedule is a happy closing these days!

Once we get to that stage, it's usually happy, except the time an attorney did not give me my check "until the funds clear".  Duh - he didn't wait for the funds to clear to give the house to the buyers! 

The closings that take place within two weeks are the best.

Every closing is happy and unique. I sell a lot of bank owne dhomes that are all cash sales, no contingincies and close quick. That makes me happy but the buyer shows no emotion. Wirking with a new buyer or first time buyer is much more work but to look over and them filled ear to ear with smiles, now that is rewarding.
