I'm closing this week on quickest transaction of my career. Buyer came to see my listing last Sunday. Seller was anxious for contract so they could bid on new place. A coop transaction usually takes a minimum 60 days because coop board reviews application then schedules interview with buyer. Young buyer with an aggressive parent. Came ready, willing and able. Made all cash offer on spot. They waited outside a cross the street watching all my other showing appointments. They confronted me as I was leaving. "That couple with baby was there a long time" and the mother and daughter are they our competition?" Did they make offers?" I responded yes there's
competition did you think you were my only showing appointment?"
They made a strong offer. I called seller and seller accepted their offer providing they would sign contract this week. They signed Tuesday. I put together board application package and arranged buyer interview last Friday. Approved! Closing this Friday.

My favorite one so far was in Camarillo. Sold the listing for over full price in multiple offers and got the highest price in the tract at that time. Buyer was real easy going, lender was amazing, closed in 30 days post trid. Repair process was 3 things: a turned off water line in the kitchen, a turned off gas line and a leaking gas meter. All easy fixes, I took care of most of them myself. Perfect escrow. Start to finish no bumps, no fuss, opened escrow and barely did anything. Wish they were all that way! It was much appreciated after a few very rocky escrows prior to that.

Every closing is happy and unique. I sell a lot of bank owne dhomes that are all cash sales, no contingincies and close quick. That makes me happy but the buyer shows no emotion. Wirking with a new buyer or first time buyer is much more work but to look over and them filled ear to ear with smiles, now that is rewarding.
