I usually remove it the day of closing and we are on record, once the keys for the new homeowner have been removed

On the day of closing, I put all keys except for the one in the lock box on the kitchen counter. I let the buyer's agent know that if they would like to get the key out of the lockbox and then text or call me that they have the key that I will then go and get the lock box.

Lately the buyers agent removes it after the walk-thru & brings it to closing.

Often I have the buyer's agent keep the key after the final walk-through, and bring me the lock box (and sometimes the sign) at the closing.  Some times my listings are half an hour away, so this saves me time.  I always offer to do the same for other agents, of course, when I represent the buyer.

I like to see lockboxes removed after the purchase and sales agreement is signed....as listing agents, we meet the appraiser.... we open the house for the final walkthrough.... we always check the house first before the walk through to make sure it's in top shape....the keys will go to the attorney to be handed to the buyers after closing....

I usually remove it after the inspection period has expired.  At that point, the buyers have no right of access.  Sometimes I may replace it with a combo box.  On one of my recent listings, it was so popular (close to 20 showings in the first two days) that the supra came off when the offer was accepted and a combo box went on for inspector access. 

Usually the Buyer's Agent keeps the key after Pre- Settlement walk thru .

If I already have removed the yard sign , I will ask the buyers Agent to bring my LB to settlement.

I coordinate that with the buyer's agent, sometimes they need it to remain longer. I have one that's been awaiting removal for 30 days due to an out of country buyer not being here yet. Like Hella M. Rothwell, Broker/Realtor® suggests.

I remove it as soon as the buyers and their agent have done their final walk-through. That may be the day of closing or the day before.
