Often I have the buyer's agent keep the key after the final walk-through, and bring me the lock box (and sometimes the sign) at the closing. Some times my listings are half an hour away, so this saves me time. I always offer to do the same for other agents, of course, when I represent the buyer.

I like to see lockboxes removed after the purchase and sales agreement is signed....as listing agents, we meet the appraiser.... we open the house for the final walkthrough.... we always check the house first before the walk through to make sure it's in top shape....the keys will go to the attorney to be handed to the buyers after closing....

The reason I asked this question is when the buyer and I go for a walk through on the property Friday at 9am, the lockbox and sale sign had already been removed. What is there was a big problem inside the house and the buyer decided not to go ahead with the purchase. I had to go to the listing agent's office and pick up the key, as he couldn't bring it to me. 30 minutes each way. Needlness to say, I was unhappy. I've never known someone to remove the lockbox before closing and the walk-thru. We closed and all is well!

I usually remove it after the inspection period has expired. At that point, the buyers have no right of access. Sometimes I may replace it with a combo box. On one of my recent listings, it was so popular (close to 20 showings in the first two days) that the supra came off when the offer was accepted and a combo box went on for inspector access.
