We have CSS in our area, and I recently had a home that came back on the market.   Sent all agents that showed it first, and two of those agents re-wrote.

In most cases I have a back up in place.

If not I only contact those agents whose buyer showed the house meet their needs and make them aware the short time available for their offer.

If the cause of the failed deal compels the seller to  alter, repair, replace, adjust, that will be exploited in the second contact.

Then I indicate I will pull out all the stops to reintroduce property into market.

You bet, it's your job to create kaos when the listing goes back on the market. As soon as they say it's gonna crash - I'm on the phone or email.

ShowingTime sends an auto response when it goes back on to all that showed it if you use that in your office.

It goes into the mls "subject to cancellation" --- that's the widest source of "spreading the news" before anything else.

I'm a get-the-ducks-in-a-row person, so I'd probably wait until all necessary documents are signed by all parties and any necessary updates had been made to relevant disclosure documents (such as if it fell through due to inspection issues) and the seller has given me the official go-ahead to put it back on the market vs. withdraw.

By that point, though, the official change in status shouldn't be far behind. Hours maybe? Less, perhaps, if I did that first versus reaching out to brokers? So ultimately I suppose I'm saying I probably wouldn't be reaching out until it was officially back on the market, but would push it hard just as soon as I clicked submit on the status change. :0)
