I use all 4... however, I have always maintained a stand-alone CRM with Top Producer. At the end of the day, you can't have your data base dependent on a third party that may or may not be there one day.

Jason Gibb I'd prefer a complete solution #3. However, an excellent CRM is more important than average CRM with MLS data.

I don't use a CRM program.  Excel is good enough for me!  If I were to do that, I would want everything integrated and I would want to maintain full control of everything.  In other words, build and own my own site + CRM + MLS/IDX feed.  But I'm anal that way.  Primary reason is what Nina Hollander said, if a third party owns your data, they can go out of business at any point and many companies will actually CHARGE YOU for a copy of YOUR DATA!!!  NO THANK YOU!!!

The integration or indepenence of website vs CRM vs MLS data is not on my list when thinking "essential tools". My website, my CRM (which is integrated) and the MLS are essential. I've had intgrated and non integrated and managed well with each.

Like Nina, I use Top Producer, and could not live without it.

Number 3 and it is working well and capturing leads.

I wish I had an answer for you Jason, I hope to learn from the other answers.

#3 would be nice, but  #2 works for us right now.

I do my own arket, print out my comps and then take notes on a yellow legal pad.   Clients feel relaxed
