I can't remember the last time I had a buyer in my car! But, I never played the radio when I did...if they were chatty, we'd discuss the different properties and if the buyer was quiet, it was a nice break for both of us to relax a few minutes.

I usually point out things in the area. Where grocery stores are, schools, etc. I may discuss the changes in that area if that applies. In our market we have had a lot of commercial and residential builds recently, so I may point out how this used to be a tobacco field a year ago...

No Radio when riding with clients but most clients like to drive in their own car.  I don't fight this any longer.  It gives them time to discuss the homes and locations and then we are able to discuss their search in a realistic manner.  It helps find out their objections, likes and dislikes.

Oh, by the way, I get to listen to the radio.

I don't take buyers in my car anymore. When I did, there were no issues with silence, but I never played music for them.

I do not play music in the car when there are clients in it. Somehow, I've never had a problem with silence in a car... there's always a way to engage someone.

Sylvia, I can always keep a conversation going.  I ask a lot of questions. It helps to get to know people.  Radio may be on very low but rarely ever is.

No radio.   Typically, if buyers are in my car -- it's the initial time with them or they are relocation clients.  I ask lots of questions and listen.  If they are quiet -- I can keep myself amused with my own thoughts while trying to stay focused on the task at hand.

Never Silvia, you never know what they will like or not like. I listen to the Blues station on XM/Sirius and keep it off while showing property. I had a buyer for 4 hours Monday. I hope to make a sale.

I may or may not have clients in my truck, may or may not have music on low volume, format TBD by passengers. There may or may not be a conversation going. My first broker taught me that pregnant pauses are not to be considered awkward. I came from a profession where 'dead air' could get you fired, so it was hard to learn to breathe, smile and enjoy the cruise. A recent tour became entertaining for all when my shotgun turned up X107.5 and started singing "Flagpole Sitta" and I joined in. Love that tune! 3:)

I have never taken a buyer in my car, as most follow us to see homes.  In the past, Roger has taken buyers and he never plays the radio Silvia Dukes PA, REALTOR, CRS, CIPS, SRES - the older clients can't always hear all of a conversation because you aren't looking at them directly, even if you are talking louder, so background noise would be even more distracting.  When both Roger and I take clients, someone is always talking, even if the client is a quiet person, so it's never been a issue.
