Our MLS allows for square footage of every room (thereby square footage of largest) and also allows for everything everyone here mentioned (so far to date) like HOA, flooring types, garage size, etc., all the items mentioned my MLS (NTREIS, MetroTex, DFW, TX area) so I can not think of a single solitary gap in MLS to date. However, people saying the info is only as good as the person entering it... Ain't that the truth?!

Inclusion of such information then requires the property description to include a disclaimer similar to: "Data is presumed accurate however Buyer must confirm every aspect they deem of material value." It must be in the property description, not in the footer to be deemed proper by a judge.

As you hopefully see, more information, although appearing beneficial, creates other issues that result is confusion, indecision, mis-interpretation, misrepresentation,  liability and loss of valuable time and space. 

What is needed more than more information is reliable information. Example is SF. It is unclear when looking at that measure if this is total square feet, gross square feet, continuous square feet or conditioned square feet. 

I've helped 100's of buyers move into new homes and not one asked, "What is the dimensions of the largest room?" I image selection bias exists in your survey. 

If you ask:

Would you like the dimensions of largest room? 


Would you like a remote control camera to view the house real time?

they will say YES. They will say yes to anything they don't have to pay for.

Fill in the blank will reveal where their frustrations exist if you break it into the four disciplines of buying a house.. What they do not want is yet another source of more numbers claiming to be the BEST.

What you will find out is more information is not what they really need, they need better tools.

Is something wrong with their internal calculator? Like 20x10 is 200. 

Their phone can also help them out if that is a big deal. Never have I ever had anyone ask me about the sq ft of a room. Just size - that's it.

The San Fernando Valley board used to REQUIRE the dimensions of each bedroom (and maybe each room).  That was a major pain and was removed decades ago.  Realtors should not measure, since that puts liability on us.  I would NOT use a service that increased my liability.

Not so much missing but I want to know why the MLS allows GIGO (Garbage In, Garbage Out).

Examples: 112 Main St., 112 Main Str, 112 Main Street - 3 different ways of the same thing! All allowed, I mean come on Really?

Our MLS requires that the master bedroom, kitchen and living room to have dimensions and all the other rooms have the opportunity to put in those rooms sizes too.

What I have learned in Real Estate is not in formats or written down. I read some of these docs and don't agree but use them. Same with college courses and exams. MLS does a decent job although not perfect but for general standards, it works pretty well

Many agents do not provide the room dimensions and that does make it difficult for many buyers to determine room sizes.  The reason many do not is they do not want to get caught up in a problem (and liability) on the accuracy of the information.
