Always critics lurking around, many have ulterior motives and should be ignored.

You mean like the neighbor who came over and told me a neighbor child had died in the backyard of my new listing?

Sure. Sometimes the tenant doesn't want to move and will say just about anything to sabotage a sale.

I've had that happen too. Unless they can prove their statement it's considered hearsay and inadmissable as evidence in a court of law. I'm not going to be sued over something that has no basis in reality.

Yes, a month to month tenant, at well below market rent. Solution, notice to move rent to market and he moved. Listing sold within3 days!

Yes. There are always people who will try to pull you down to their level.

Not only that, they would accost the buyer prospects when other agents would show the home and tell them negatives. Turned out, the neighbors wanted to buy the home at a substantial discount. It didn;t happen.

Usually the kind hearted starts with, "You are telling all buyers there are rental restrictions. In Ca, where I have a license, this must be disclosed."
Or, "In NY, where I was a agent 400 years ago, we always disclosed detrimental issues such as the sanitation trucks staging in the parking lot behind the fence every Thursday morning."
I always chalk it up to as the reaction of realizing ones life is experiencing measured decline in relevance.
"Thank you for sharing and have a nice day," I say.

Good morning Tony. You have an obligations to share the fact and what your seller discloses, not opinions.

If it is material I ask the seller and it is disclosed if true. Otherwise it's just hearsay.

Yes, they do, especially when you have your open house and it is not busy, some neighbors love to tell you a story:) I always ask my client about that first and disclosure if it is true.

Facts from the disclosures, seller and inspections, all the rest is here-say unless they want to go on record and be notarized. People have their agendas.

Oh yes. They tend to like to cast doubt and spread rumors of the neighborhood and what goes one here or there.

I have not personally but I have heard mean comments during Realtor caravans.

I agree...just because a 3rd party says something does not make it true. If I feel it is a major issue I will check it out further

of course they will, especially tenants. :) as for the info, it applies to facts , but...there is a fine line.. and there is always the possibility of getting burned later

Minor things have been communicated by neighbors. I take those stories with a huge grain of salt.
