Good morning Lise. The book was outstanding, the movie was done very well, a topic that many of us saw first hand.
Unfortunately the legislation gave Wall Street the ability to create the market for these loans started in the Clinton administration. The greed that resulted was out of this world.

Yes I did Lise and I was surprised on how it was all planned out and packaged. I felt like Steve Carrels character, I was in the game but shocked at what was going on at the same time. Of course I was in FL where the worst fraud was taking place-saw it everyday. People who were literally still wet (if you catch may coastal drift)would come to me with pre approval letters for $500K and I was shaking my my head, thinking "how"?

No, waiting for netflix. People shouldn't have been surprised, if they did their homework. No method to keep stated income loans honest. Crazy true story, I had a 45k/yr job and I was pre-qualed at $1,000,000 for a loan. I did the math and I couldn't afford to put gas in my car to get to work if I bought the house. Yet people did thinking the market would never stop rising...

Lise -- I did see it and thought it was a good movie but didn't go far enough. The "interview" scenes where a celebrity was matched with an economic expert was clever.

I saw it a few weeks ago & I wondered if people would really understand the gravity of what happened. I don't think they will.
Looked up the stars on Redbox & that pretty much confirmed it. People don't get it unless you're in a related business.

I do think there needs to be a mortgage product for true self employeed. However even with the 80/20 loans. Too many of those buyers just walked away from their homes and mortgages as they had nothing invested

When they repealed Glass-Stegall they also made it where derivatives could not be regulated.

Funny how everyone seems to forget the massive roll that realtors played in the melt down.
As a Florida Mortgage Broker who was there, I recall realtors shopping frantically for No DOC-I/O-Neg. AM loans to push their buyers into the absolute highest priced homes they could with no regard for their buyer’s ability to afford the home, all for financial gain.
All those realtors, with all the many years of experience which they’re so quick to tell you they have, these self-proclaimed “Mortgage Experts” suddenly playing ignorant as they watched the Mortgage Brokers, who they’d have shunned and would not have even sent them business had they not been able to offer those loans to their buyers, be used as the Scapegoats and endure the witch hunt that followed!
I can just imagine in 2005 a Mortgage Broker telling a buyer’s agent selling a $600,000 making $18,000 to $36,000 real estate commission of a buyer who they just met…”Maybe it’s best in the long run for you reason with your buyers to consider dropping down to a $250,000 home, put 20% down on a 15y fixed rate"
How much business would realtors have sent to Mortgage Brokers who had that conservative mindset back during that time?

One of my friends rented this from Netflix and invited a few of our real estate industry friends over Saturday night. VERY good movie!

Larry doesn't want to watch since, as a builder, he lived it. We actually saw about half of it but had to leave early (another laughable story)

I have not seen it yet. Had plans to watch (comcast $5.99 for me) on Friday but it did not happen. I may watch it this evening.

When the Clinton administration deregulated banking laws, that was an all out invite for the foxes to dine lavishly on fresh hen..all you can eat too. Thieving and looting took place, not business or Real Estate. Disgusting

Bundled securities continue to be a problem in world economies. Nothing was learned from this. No haven't seen the movie yet as I prefer to deal with the facts versus Hollywood's view of the world.

Oh yes and it is a must see. And agree 10000% that the gov's arm-waving about 'homeownership for all' was a huge part of the mess that followed.
