I had one right after TRID started. No issues here. VA loans tend to get the "No" from sellers because there can be closing cost issues that they want the seller to credit them.

VA Loans are just fine -- not having control over the appraisal is a very minor obstacle in most cases, everything else is pretty smooth sailing. The VA program is a great one, just have to make sure the lender knows what the heck they're doing.

It always depends on the condition of the house. If it's in good shape, there will little, if any real issues....
If it's a "fixer upper," with an emphasis on fixer, it's not going to be a good fit, since the seller will be required to spend perhaps thousands out of pocket to cure issues that are beyond the minimum housing requirements for VA.
Credit qualifying the borrower is by far easier with VA than any other loan products out there, so you have less of a probability of loan failure by choosing the VA offer--I doubt many listing agents consider that when mulling offers.
If a listing agent refuses VA, it is probably because the house sucks, or they think the seller will have to pay some of the closing costs--which isn't close to true. A little research will dispel that myth in a few minutes.
Vets have gone above and beyond to protect what many of us take for granted. Any agent that blacklists the benefit they have earned as a general rule really should be ashamed of themselves...

I have had 3-4 buyers with VA loans, and with Navy Federal, no difference in close dates. YES, definitely having issues with sellers taking VA financed offers. Have not had any conditions on the appraisal either, thankfully.

Hi Fred -- in my career, I have represented only one buyer with a VA sale and it was a couple of years ago. There were issues with the transaction and it had to do with an incompetent lender. Thankfully, the other parties involved were respectful.
Yes, I have encountered sellers who are not interested in a VA loan and this has occurred because of the multiple offers and better terms of the competing offers.

In my area, conventional high down or cash. Many hot homes selling do not meet fha or va requirements. For example 99% home sellers will not pay for termite repair. Trid is prompting sellers to prefer cash.....
