I give my buyers a three prong folder with real estate information, a pen (branded to me) and paper to take notes on. They love this. 

I give them listing printouts with room to make notes, though I do ask them to bring their checkbooks!  

I give them printouts of the properties in a RED folder which also has my card attached to it. If they want to make notes, they can do it on the printouts. I don't tell them what to do. However, I take notes about their comments, what they like and don't like for reference in selecting other homes to view.

I provide pens and a copy of the listing, but sometimes depending on the property, be sure you have shoes that are easily removed.

I bring copies of a "buyer tour" which has handouts of all the houses we will see, so they can take notes.

I sometimes remind them to bring snacks if we're going to be long.

I supply water bottles on showing days.  If they have kids, I have some treats.

I bring a printout of Agent Synopsis and Customer Synopsis. I give them the customer print out to make notes on.

I have a system that I use, clip board and a printout of the mls sheet, on the back of each spec sheet I draw a rough floorplan.  and if anything significant I take a few pics.

I provide a clip board, paper and pen for notes.  I have my camera as well in case they want photos and don't have their camera. 

Bottled water and individually packaged hand wipes (they come in handy for many uses).

A camera so they can take additional pictures or video.  I always bring listing sheets in the order that we will see them.

Bring few bottles of water if it is hot, they have phones for any notes or pictures.
