I was working with client and he loved a cluster of multi-family buildings. He kept hemming and hawing and finally informed me that, being Chinese, a cemetary is not good luck and people won't want to live there. I brought him back through the packed parking lots, well kept landscape and asked him why he thought that. He went into his customs and we discussed how one may prefer a more desirable location by a park, you won't get calls about problematic neighbors or worry about unkept grounds. Since the parking lot was full and building well kept, he either had to move past this superstition or move on. He was too slow and lost the buildings, but lesson learned.

I represented the Buyers on a home with the cemetery to the rear of their back yard. We were in a multiple offer scenario.
I then represented them when they were upsizing and we again were in a multiple offer scenario in selling this same home.
I saw no downside to the cemetery: quiet & peaceful, beautiful trees and shrubs, nice flowers . . .

yes and sometimes yes and sometimes no. Actually sold a small acreage tract once (7 or so as I recall) and it turned out there was an old cemetary in the woods. The buyer hired an attorney, the seller paid the buyer back for about an acre based on price divided by 7.

Jeff, we had a home for sale across a cemetery and there was no negative feedback about the cemetery, and actually some positive feedback about how beautiful it was.
My wife is inheriting about 150 grave plots in that very cemetery as her Dad made a deal in selling them the acreage to expand and they will do the upkeep in perpetuity. We now have a real good reply when we get some of those sales calls where they want us to buy some burial lots!

That's funny...I was just thinking about that on Saturday. I went to a nice new construction home, prob. in $1.5+ million range. It's a new "complex" (not sure if that is the right word and the builder I guess bought the whole lot and constructed may 10-15 homes - all very large.
When I left, I noticed is was right across the street from the cementary. Now, technically, to get to my customer's home, you make a right, then a left, but there is no other way out. I would think it would have a big impact on resale value.

Previewed a house that turned out to have a grave in the yard. The house was old and gorgeous, on a big lot that was subdivisible, but no one had ever bothered to deal with the fact that there was someone interred within the lot lines. Seller found out how difficult it would be to exhume and rebury the remains, so they did nothing. Eventually the property sold to a developer who went through the lengthy process of searching public records for a living relative (unsuccessful), obtaining permits and getting municipal approval to move the grave to a nearby cemetary.

Yes. The cemetery was actually a selling feature, because the owner has no houses in his back yard. I sold the lot, and brought in the builder. Large live oak trees and large cedars in the cemetery. A wood privacy fence obscures the view of the tombstones.
The 2 acre cemetery dates to the late 1800's. There are still burials every once in a while. I live nearby, we see the funeral processions coming down our street a couple of times per year.
