OK, I'll bite. As a professional LICENSED Mortgage Loan Originator, I don't "help with websites, video marketing, single property websites, etc.". I hire experts in that field to do the job for ME and I have some good ones.
I ONLY do Virginia Mortgages and Refinances. That's why I am referred to as the "Virginia Mortgage Expert". It's because I have mastered MY trade and left the other jobs to people who have mastered those trades.
My standard pitch is NOT "low rates and great service" because MY clients know I provide that already. MY "pitch" is, "I care about MY clients and THEIR goals and dreams". That's why they have kept coming back to ME for over 30 years now and NEW clients are finding ME every day !
And if YOU want to "develop relationships with real estate agents" as you say; you've got to come out of the shadows ! Being "anonymous" doesn't work. Real estate agents and Lenders are in the "people business" !
MY bank's slogan is "Your Relationship Bank" and we work tirelessly to live up to that by helping every client on an out front and personal basis.

I agree with Joy Bender . You would be well served to generate your own business and over time you WILL develop loyalty relationships with agents to supplement your business and vice versa.
In regards to your proposed services, they seem more targeted to assisting with marketing to existing agent clients (not generating new business). I think most agents would be most interested in generating more new clients, not more ways of marketing for the ones they have. Just my off the cuff thoughts.

I only want to do business with someone that is smart, savvy and has options for financing. I want to work only with those that are the best in the business...and it is never someone that says they have the lowest rates.
I want someone who will return my call quickly, do a PQ on weekends or holidays, and someone whose opinion I can rely on.

I think you should find newbie agents to work with because I DO THINK you can work TOGETHER on marketing. Talk about First Time Buyer Seminar, direct mail marketing, I think Top Producers already have a bias on who they will work with but new agents are clueless and if you build a rapport with newbies then your business and theirs will grow together.

We do not work with lenders who do not have a proven track of record. If I see a preapprove letter I want to know how credible the loan agent is. Someone I never heard of the preapprove letter from a broker I feel uncomfortable with. 35% off are cash other are conventional mortgage. The sellers have plenty to pick and choose.
