You need a good real estate attorney to handle this and, depending on how recently the deceased owner passed, possibly a good estate attorney as well. Good luck!

I have not been involved in this specific situation.  However, many transactions require quite a few steps and multiple signatures and time.  Keep a checklist and keep following up.

Foreign national will need to go to a US embassy to be notarized. See if title co will allow power of attorney. FATCO is my preferred - do you have a title rep and escrow officer you know well enough to go the extra mile here? Is there probate for the desceased owner? How many children does deceased owner have and are they all in agreement?  Out of state not so terrible but they need to cooperate

I have dealt with estate sales involving 3-4 siblings who were  not overseas and they were challenging enough.  ;-)  I think an attorney may be necessary in this case.

Limited power of attorney, specifying 'real estate" assigned to USA resident, plus a death certificate and you should be good to go.

An attorney have have a different take based on the laws of your state.

But then there is that issue regarding heirs of the deceased. This could be fun to watch, not necessarily involved in.
