Because that realtor learns what will and what will not work for the buyer. Why start at square 1 each time you look at a house?

One reason is to keep it fair, if there are multiple Realtors someone is going to work for free. I always ask the right questions to find this out before I show any properties.

It works best when there is a commitment between the two sides in achieving the goal.

What Ryan Huggins - Thousand Oaks, CA said... and loyalty. If a great property comes up, the buyer wants an agent to feel a loyalty to them, as a loyal client, to get first opportunity to look. It is a two way street.

Duplicate efforts, buyers get confused and without having agency in place the agents cannot represent them.

Knowing your client is important, and getting a buyers agency signed is important too.

Once you start working with more than one, do they KNOW every REALTOR is giving them their 100%?
3,208,320
I think it's much more important to find the RIGHT agent to work with than to just commit to one. Mind you when you find the right one, commit.

Same theory why we have only one primary Dr. They know our case and our issues.
5,064,945
I think it is more important for the REALTOR® to only work with buyers who will only work with them.
3,073,909
So they don't violate the Exclusive Buyer Broker Agreement they signed with us!!

One agent giving 100% is better than 10 agents giving them only 10% each

To develop the relationship and give the agent the opportunity to get the whole picture of what the buyer wants. That picture usually enfolds as we go through the search process together.

Good morning Chrissi. I don't see a lot of Realtor changing unless they are not happy with the agent.
1,643,260
Not to be confused. Make things simple, maybe try few but choose one and commit. You'll benefit by creating solid trusting relationships.

Because if a Buyer has 2 or more agents, only one of them will be a happy camper when it comes to making an offer.

I know some situations where a home buyer works with more than one Realtor and everyone is satisfied with the results. It all depends upon the particular circumstances of the specific situation.

I only want to work with buyers who like me , trust me , and communicate with me. If I find they do not follow these rules then I usually drop them

It is important for us as a Realtor to know that we will be compensated should the buyer find a home in the community we serve. I can understand if they are working with another agent in a completely different area. It would be great to know this so we can decide if it is worth our effort. We do do this to make a living after-all.
420,985
We invest a lot of time and effort. If the buyer is working with more then one agent you have to wonder what they are doing or accomplished and how it will affect your efforts
823,979
Nothing would be worse than scheduling to show them property that they have already seen with someone else. Loyalty matters and hopefully they will respect your time and efforts on their behalf.

It's an agents duty to explain buyer agency, and then can choose to continue to work with that buyer or not. Many buyers will eventually choose one agent.
3,385,833
In our area, because they don't necessarily want one of the many buyer agents they went out with to know all about them when an offer comes in on their listing.
655,055
If they want true Buyer representation! If they sign up w/ multiple agents they could owe more than one agent a fee should they close actually on something.
5,140,485
Well, loyalty for one. How can a buyer expect to get the help needed when cruising around with multiple buyer agents. Why should they commit otherwise?
4,273,325
Duplicating service only wastes what little time we have to give our best service. Thus if we don't sell we don't get paid and my expenses and family suffer...
4,434,227
Most buyer agents will ask for a agency contract . What if two agents show the same home?
921,504
There is no reason for the buyer unless the agent creates it.
Too many agents will drop whatever they are doing to cater to a buyer. Until the agents understand the value they bring, don't expect the buyer to find it. What is given freely is valued cheaply.
5,584,078
if the buyer wants a buyer's agent to work full force for that buyer, that's the only way it will happen....otherwise, the buyer will have seen the properties with other agents and that would end the relationship, for sure!!!
