Staged, hands down. Some buyers are not visual. They need to know where the furniture goes. In the vacant scenario, I usually would advise staging only the living room, dining room, kitchen and master bedroom and bathroom.

Hi VB. I think it really depends on the home. The higher end and bigger homes will look better staged.

WOW, I'm going against the grain here. If the house has been vacant and is ENTIRELY EMPTY, I would leave it that way. If the buyer has previously peeked in the windows and knows it was empty, are they going to think you're just "putting on a show" by staging ? What if the stager uses a different style from what the prospective buyer would use; could that discourage them ? Finally, I guess it would depend on whether the seller is willing to cover the added expense. Quality staging isn't cheap. Sorry group, I think staging is critical to an occupied dwelling but not an EMPTY.

It would depend on each room of the home. In my opinion, some rooms appear smaller when empty and need furnitue pieces in order to show the functionality of the space. Other rooms are best left open like a blank canvas. STaging can be as small as rearranging major furnitue to simply adding a houseplant. Agents who work with a staging co. can guide you through the process of making any given property desirable to a variety of different buyers while highlighting its key features.
Price it to sell and all you'll need is the key to the front door!!!!

In our market, it doesn't matter, but usually staged.
Lightly staged, one great piece of furniture in a small room, a few in a large room and voila an open and spacious look with minimal staging.
Staging is always a plus.
Well obviously I say STAGE IT.
If a home is empty all it's flaws stand out. Rooms appear smaller. Some rooms are hard to define. Furniture placement is in question and causes confusion.
Very few people can visualize.

It depends. I don't believe I can recall ever seeing a professionally staged home that was cluttered.

It depends on the size and price range. Upper range homes should always be staged. Others have pros and cons. I prefer empty, but painted and clean
I am going with Diana L Faulkner 's answer...most people do not have the ability to visualize and will walk right through a vacant home without really "seeing" it unless there are focal points.
Staged is the answer from me.

Depends upon the price range.
Here goes that broken record...most sellers don't stage in my rural area. It's not something they do. Although I see the advantages of staging if the home is empty. I like the way a staged home looks and shows.
I say a little staging is a plus in most situations.
I've recently been sold on staging. I'm going to go with stage it well.
Some furnishings, but not everything. That's all part of staging is the decluttering.
Staged if the home is larger. For a smaller home just a few pieces could make a better viewing. I'm amazed at the people that don't have an imagination.

Staged homes look larger because they are unclutered. Vacant homes look smaller, and sometimes buyers can't understand which room is which. My vote is STAGED!

People do not have any imagination, so staging is always better than an empty home.

It depends. For example, if the property is being sold primarily for land value because it is expected that the home will be demolished and replaced with a newer home, then it may not make sense to stage it.
Staged is the way to go.

Naked or dressed? That is what it all comes down to. If vacant, pristine clean. If staged, the eye will buy...
