I feel brokerages need to have a marketing department generate internet leads and distribute. Coldwell Banker blocks Z listing and gave their listing a source for showing. C21 has a lead router. Unfortunately, the owner kept to their own family or golden boys.
So brokers want agents to pay them $40 technology. 6-8% franchise and a split to generate own leads. No way Jose!

I've tried lead producers in the past when I was in the private mortgage business and found most of them outdated, duplicates or unqualified. I don't think they are worth the money they charge so I do it the old fashioned way now. I do targeted marketing and good ol' face to face contact. It's more my style and has given me better results.

All lead generation sites work, they however do not work for everyone.
The services to which you refer would be rarely identified as lead generation services, but do have a lead generation component.
The one that will work for you is the one to which you make a full commitment.
As others have and will share, it takes only a short time to realize a full commitment means seeing this is something you can do for yourself and keep your money in your pocket.
Here's the deal. If your business is not structured to harvest 'internet' leads, such is not a good option. Most real estate businesses are structured to engage the prospect through a value proposition. This allows the agent to manage their business and apply responsible response times.
You need to know which business structure you have then respond accordingly.
Example, TP has an extensive library of letter and drip campaign intended for marketing use. This option IS NOT internet leads but is direct response marketing. Direct response marketing, done consistently is what you must give serious thought. Facebook ads and inbound marketing is where you need to end up.

Thought TP was a CRM? I did get involved with realtor . com finally got away! For some these work for me I would rather put my $$ somewhere else. Yodel constantly calls I have not tried them. Good luck!

On the one hand I would say it might work if you really work it. I’m talking responding to potential leads in seconds, not minutes or hours.
On the other hand, don’t you think if those sites really worked we would all be using them, and we don’t.

I do not consider Top Producer a lead generation site . They are more a contact management site . Lead generators are Realtor.com , Zillow, Trulia and others . Some sell you zip codes while others charge referral fees.

Welcome to the rain. There will be a variety of comments here about those sites. You need to do what works for you. But stay focused on what ever your goals might be. I don't have experience with either of those products.
