Yes, they either sign it or I leave it with them to sign if they won't make a decision at our meeting. I tell them I bring one because I'm as confident in them working with me as I am in my ability to sell their home.
I have an 85% "close" on my listing appointments. The 15% that do not hire me typically shake out like this: 10% are either looking for too deep a discount on my fees or an unrealistic price...so it's a mutual "bye-bye-now". Then 5% offer me no reason, I feel I have them when I leave and I never hear back ...they remain the mystery in my business.
I have a high capture rate because I'm 94% by referral and trying to increase that.

That really depends on the seller. Often they tell me they want to list with me, and I take them at their word and take a form. Why wait? If they say they are "thinking about selling", I might not because they might feel pressured. Depends how well I know them.
