3. return her call because I owe a duty to sellers to do whatever I can to bring them a sale for their house. It's NOT about the other agent or the buyers, it's about MY DUTY to MY sellers.

Calls like that are head scratchers, but there could certainly be a reason they're calling rather than looking up the information.
Return the call and confirm that the person inquiring is a licensed realtor. Googling the phone number can be useful, too.
Figure out who/what you're working with and proceed from there.

This happens frequently when the buyer jacks up their price point in mid showing. Considering the time to log into the mls on a mobile device , the time to find the listing in the mls, and the fact that i need to call the agent anyways to gain access, it sometimes is just easier to call the agent on the sign and look up the mls listing while the buyers are looking around inside the house.

Richard L. McKinney P.A. when we are listing agents, it's our duty to make sure we help all agents who bring in the buyers.
Provide all the information she needs.

Giving her the benefit of the doubt. I have been out when we passed by a listing. I have not had service in the area to get the info I need. I would have called my office first to ask someone there to help me out in that case.
Remember you are working for the Seller. The goal is to get their home sold. Sometimes we have to just smile and go on.

I return the call. Sometimes they are out in the field without access to the MLS and saw it on a driveby. Plus, our local MLS Touch app is a useless pile of garbage. I've switched to Realtor.com's app (and made a very verbal note of that to the board).

Richard,
I always assume good intentions. Especially in our hilly terrain you can’t always get a signal to check things on your phone or tablet.
Beyond being kind and professional, I work for the seller not my own convenience. What if that agent has the best offer for my listing?
I’m calling.
1,466,207
1,844,301
Both sorta, I feel sorry for buyers that start out with agents like this.
Just like agents that text me for an appt when the listing clearly states that you have to call the showing desk. No texts, call or go online to make the appointment with a click.
Agents have to learn to read.

3) I would do my job and provide the information that is requested. I would also try to find out why the agent isn't able to access the mls. Did she forget to pay her dues, is she not a member of a board.......etc?
1,725,996
Often, these parties are just driving by the listing and the agent is responding to a request from the buyers. Nothing wrong with #3, return the call, thank them for interest and give them the information.
