Professional photography, professionally prepared marketing materials, vast Internet exposure, brokers' open with food, and I offer to split the cost of professional staging (it's deducted from our brokerage fees at settlement). Oh!  And a copy of The Irreverent Guide to Real Estate. and a Saint Anthony statue to place in the front window.  I also do a really thorough competitive market analysis to get the price nailed down.

I think that I can outperform all my competitors by getting the sellers house seen on the internet. My contacts here on AR have helped me do that & I continue to be a forward thinker in that regard.

I bet if Anthony actually did some research he'd find out that total is not true. He couldn't find more than 25 I'm sure. Same 'blanket statement' made by agents nowadays. Put up or shut up - find the 500 sites.

Staging & pre-planning is also a critical step. There is alot of work before the curtain even comes up. 

Correct pricing for the condition. You don't mind 'testing the market' if the condition is there for the buyers.

I still do a feature sheet so buyers can see the value between my listing & others that they see. Totally upfront showing benefits that other agents don't do or don't care.

Only the home owner can sell.
