When buyers don't follow your professional advise.

Looking for lock boxes... finding keys that do not open doors...not getting confirmations to show homes... sellers, buyers and family who think they know more than you do...rude people... mean people... pets who get out of the house... neighbors who act like Ms Kravitz.. and I can go on and on...

The only app that would make my life easier would be a neuralizer . . . LOL

Clients not listening, agents not doing their job or expecting me to do it for them. 

Buyers and sellers that don't do what they say they want to do or are going to do. 

There are 2 for me - unprofessional agents and clients who did not tell me the truth.

The hills and valleys of prospecting

Parents of really young buyers that don't like salespeople.  

Stumbling with lock boxes while carrying all of your crap.  

Agents that over react.  

Inspectors that make a huge deal out of what most would consider minor things.

Being married to a Realtor.  

When other Realtors and customers don't value my time!

Family

Agents who call or text at 7:00pm or later for an early AM appointment to show a listing.  Where's that app to neutralize agents?  Lack of planning on your part Mr. or Ms. Agent does not constitute an emergency on my part

Unprofessional Realtors have been the biggest challenge for me.

Those who do not keep their commitments - buyers, sellers, agents, vendors. I guess that's true of life in general

"Billy saw your profile and wants to be contacted. Statistics show if you call within 2 minutes conversion increases by 80%."

Spinning my wheels for people for nothing, trying to make myself available to both my family and my clients, difficult people, listings that are misrepresented in the MLS, and people who seek advice but then go out of their way not to follow it.

My biggest pains are the pain in the behind clients who seem to go out of their way to make the transaction difficult.

Tech wise, it would be an app to schedule social media posts.  Not one app for facebook, one app for Instagram, etc.
