The FT agents regardless of their years in business are sometimes not professional. I prefer to deal with better educated professional realtors. These MBA, JD etc are great to work with. They know the rules.

As others have said, it's a problem with FT agents too. In general, though, I think PT agents try to be quite responsive. If they need the money and are working a another job, they're anxious to get that lump sum paycheck. In any case, if it is a problem, the DM needs to be involved in order to keep the transaction moving along.

Oh yeah, it was like that all through the Depreciated 2005-2011 market and it's like that now because the "band-wagon" came to town with our sellers' market...now suddenly everyone is a Realtor again. I just let my peeps know, I'm their Winter patriot, not the Summer soldier, that seems to flood the appreciated markets when skills seem to be masked by the speed of the market. They are like Summertime mosquito's... annoying pests, but dead & gone by Fall. Yeah, I said it.

Yes, but not exactly when I co-broke a transaction. I have rental property in Arizona and my former agent managed the property for a number of years after I moved from Arizona. She often couldn't be reached. She couldn't answer the phone when she was working her other jobs. She couldn't answer calls for my prospective tenants. She was not readily available to show the property to prospective tenants. My property would have suffered greatly. I had to take the calls from Missouri, because I answer my phone. I hired a tenant to show the property. I could go on and on. The property manager was a friend, but it was difficult having to do her job because she wasn't available.

And sometimes you'll never even know that the other agent has a full time job as an engineer unless he makes a point of telling you. I've had plenty of agents be surprised at the closing table when they find out that the entire transaction that they just finished was with a "part time" agent.

most of what I listed when I was active was new construction, and I never had an issue.... I had all of the buyer's contact information and if the buyer's agent was not going to play the game as it needed to be played, my builder was not going to pay for that foolishness.... I would copy the buyer's agent by email and every phone conversation with the buyer was complemented by an email reflecting the converstion with a copy to the buyer's agent....it was double work for me, but we always closed on time.... I didn't put up with nonsense....I had too many subdivisions being marketed at the same time....
