How would one know that? No way I would know pricing on 10,000+ listings to determine which are overpriced.

How do you keep track of this in your area? It would be impossible to find the answer, but as far as we're concerned, we try to to price it right from the start...

No way of telling, but just based on what i've been showing lately, I would guess at least 25% are overpriced for the condition they are in.

Peter - Well I think that depends on who you talk to, the buyer and seller.

How about this question. How many homes sell at list or above in your MLS. I would say not that many, and only if it is a hot sellers market where there is no inventory.

My first thought was, I would have to look at each and every listing, but second thought --- most in Denver are overpriced.  Sellers listing high, and getting even higher priced offers.

In or market, for houses under $400,000, if it isn’t under contract in 60 days it is over priced. Right now that is about 653 listings.

Good morning Peter. I not sure how it would be possible to come up with an answer, but there is a good chance if the property is not under deposit in 90 days.

I don't know if anyone has done such an analysis for my MLS.

According to the buyers, 100%.  According to the sellers, they're all UNDER priced!

We have a unique marketplace here in Santa Barbara.  We have quite a few and the majority of the sellers really don't have to sell.  The agents who take these listings are not stupid by any means.  When we interviewed them on the subject, they have unanimously said, "We have often been surprised when someone stepped up to the plate and bought!"  These are very high end listings.  A

Overpriced is not something we can define, it's an opiniion. In my market things can sit on the market for over a year and then sell at full price. So long DOM doesn't necessarily mean it is overpriced.

If you analyze the market statistics, you could get a pretty good idea based on those that have been on the market much longer than the average DOM.  

Consumers will have to make this determination. 

we hae very few active listings in my town...it's an extreme seller's market....they're ALL BEYOND WHAT THE MARKET WILL BEAR OR THEY WOULD BE PENDING!!!!!!!!!!!!!!!!!!!!!!!!!

Unless I analyzed them all, I'd have no way to know.

I think many agents have finally got it that if they overprice their listings , they will starve !
