We have a unique marketplace here in Santa Barbara. We have quite a few and the majority of the sellers really don't have to sell. The agents who take these listings are not stupid by any means. Overpriced is not something we can define, it's an opiniion. In my market things can sit on the market for over a year and then sell at full price. So long DOM doesn't necessarily mean it is overpriced.
