I advertise on FB- We have a company facebook page. we budget a per day amount. I cannot say that we have received 1 good lead from it thus far since we have only been advertising for a week.
However, make sure you scroll through the comments your friends and family post on your page, the best leads I have recieved is involving myself in a conversation in a post. This was the most recent from a friend of mine:
"I cannot believe the 5PM rush hour traffic just to get back to the west side of town!" Me: I'm sorry! Do you feel like you need to sell your house and move? As a matter of fact as soon as I am done with school in the spring we are going to and I'll call you Steph when we get closer. Me: Thanks for that! I'm here when you need me!
This conversation was seen by her friends and family as well as my friends and family. Free advertising and everyone knows I sell homes :-)
The other one that landed me a buyer went like this:
Hey I have a friend selling her house MLS#....... A friend responds "Im in the market maybe I will check it out! I respond: If you need a Realtor I am ready to work for you :-) She responds: Great please call me!
Throw your services out there in a friendly way. It gets you advertising and you just never know when someone will take you up on it.

No, I do not. I did a short trial with another broker who managed FB adds thru a third party company. It was for home values. What a waste of time and money. The leads were all crap. I combed through hundreds of so called leads and nothing came of them. Many hours or time spent which is more expensive than the ads.

I have pulled in about 80 leads to my home search site from about 10 ads and they are all looking, etc. BUT no one yet converted to a closing. So the cost for a few hundred dollars has yielded nothing...yet. Biggest return has been a big bump in people on several of my FB business pages

I do use it consistently and have converted inquiry to actual sales because of my boosted and unboosted posts. I think it works well for our little community not so sure it would work as well in Urban major populations... but it is very effective for our purposes. And really it is quite inexpensive compared to other advertising mediums.

I have ran facebook ads and boosted posts. I brought home almost $20,000 from facebook last year from $1890 spent so roughly 1,000% ROI. You have to pay attention because sometime posts get hot and people like and respond and if you are not listening you will miss it.

I am just getting ready to start a new advertising on facebook-where it links to the mls. It will cost $30 quarterly. I have done facebook ads for open houses and spent as low as $5 and as much as $20. There was a good return on investment because several of the few people that showed up, saw the ad on facebook. It had a better return on investment for an open house than the local newspaper.

Basically I find it to be throwing good money after bad. There is a chance social media has jumped the shark. Many people in general are shifting back to wanting a human experience. The novelty of sitting home shopping online and never interacting with the unwashed masses of humanity has begun to run it's course.
This is still a belly to belly, nose to nose business.

You can target locals with ads. It's a legit marketing platform.
ROI? A critical factor with your ROI with any online marketing is where you are sending the traffic from the clicks. If you send the traffic to your home page it won't convert (and it is very difficult to measure ROI).

Business page: Just started this year. We spend maybe $20 a month boosting ads, articles and listings. In 2 months we've picked up 1 buyer so nothing spectacular as far as numbers go.
Personal page: That's where I (Jared) get a lot of our business. I don't do ads or advertise listings, I just interact and remind folks (often with humor) that we are Realtors. It's been working for years.
