Tony and Suzanne,
There is a best practices plan that works best for us. Accurate data and geo-coding, exceptional staging by Kim Gaston, and professional photography. Finally correct pricing and realistic seller expectations. It works, it really works. If that makes us a one trick pony, we are sticking with our pony. Our sellers don’t question our process.

The only trick in this business is surviving and feeding our family. Putting money in the bank and having a prosperous future would be desirable. Everyone does business in their own manner and I'm concerned on how I do so. I try to learn secrets from others and implement them into my process. I don't concern myself on how others are doing things wrong or petty jealously. I'm bless that way.

Some of the best advice taken from 2007. Everyone is looking for the new shiny object when in fact - you already know it.
I think you have to have systems in place for listings BUT you have to tweak different marketing for each home. Condos are different than horse properties obviously.

Tony and Suzanne - It makes you a successful one trick pony, and there is nothing wrong with that. If it ain't broke, don't fix it.

Tony and Suzanne Marriott, Associate Brokers - one should change according to the situation I believe.
A luxury home in a great neighborhood needs different style of marketing compared to condo in downtown.

Hmm. Well, to them, I'd say, "why reinvent the wheel?" Stick to the systems and models. They seem to be working. Creativity shouldn't be implemented until you've hit a wall.

Having a successful system in place and sticking to it makes you a successful pony. Top competitors in any sport are focused, have their tried and true competition prep/style and they don't deviate. That is what makes them successful.

I believe every situation, and every listing is not the same, as people and their needs are different. I'll never call myself, a one Trick Pony, I'd rather be know for the unique treatment I give each of my clients.

Tony and Suzanne Marriott, Associate Brokers I don't think it does. It means you have a system that works. Of course every situation may cause you deviate from it a little to bring it home.

It's important to have a system in place. Just look at the FSBO, no system, poor results....
If the home is priced right, marketed correctly (using MLS, agent network, and the Internet), the agent is competent and the home shows well & is easily available to show, THEN THE HOME SHOULD SELL.
These are pretty much universal home sale necessities and straying too much away from these simple truths could cost the seller time, money and a sale.

Each situation is unique. I would say if one has the luxury of walking away from scenarios that don't fit in the box then that's their prerogative. Personally I'm cautious of large dollar listings that I need to commit $5-$10k in marketing on because unique homes over $3M in SD have a higher probability of not selling than selling.

It's like when Michael Keaton played Jack Butler in Mr. Mom and he was going to do some rewiring for a client and the client ask about the volts and said are you going to do 220? He replies 200, 221, whatever works. My answer is whatever works. If you are successful with your system, who cares what others think?

all homes, locations, prices, etc are different..... there's no "one trick pony" that can be applied to marketing inventory..... or maybe I don't understand this question!!!

ONE TRICK PONY. (could look like the following)
Listing appointment.
"You have to list at this price or I'll walk."
14 days later.
"You need to reduce the price because no one is making an offer."
