The best offer isn't just the highest..look at financing, emd, closing date, etc. I took an offer once that was higher than another because the seller insisted, even though I felt like their financing wasn't as strong. Guess what fell apart?

You go back and ask each buyer for their highest and best and then go through each with the seller with pros and cons, the highest offer is not always the best if it is loaded with contingencies.
