The best offer isn't just the highest..look at financing, emd, closing date, etc. I took an offer once that was higher than another because the seller insisted, even though I felt like their financing wasn't as strong. Guess what fell apart?

Present them all and explain the terms! Then, it is up to the seller! Once in awhile you might ask "have you considered this"?

If you are new and involved in a multiple offer situation, you should have your broker or mentor involved before you write or present the offer.
