Depending on credit profile, you can get as little as 10% down on a purchase. 2 year average of deposits on either business or personal bank statements. 50% of the average deposits for business--100% for personal--NSFs can be a problem, so watch for those. The business must be 100% owned by the borrower and will require a CPA letter to corroborate. A letter explaining the business will also be required.

IFFG seems to be the most aggressive on rates. I've seen them into the 4's recently. They also have programs for folks with recent bankruptcy and foreclosure--1 day out if there is a significant down payment.
