Yes (and no), I use this time to review all the disclosures with my buyer and perform my AVID too. It covers a lot of my duties in one day by being there.

I try to stack all the inspections same day (I book all appointments personally). If I pull that off, yes-all of them. Or, if the client requests me to or tI determine the house looks like it will have many issues at a glance, yes, even if they are different days. I have a construction background, so I see issues often when touring the home I know will be in the reports.

If not all, I attend the property inspection 99% of the time (just not when they have to schedule a Sunday, but that is rare), I do not attend separate roof, chimney or termite. (Our 4 usuals). Typically, I may have my assistant do so.

I have worked with the same companies for 12 years essentially, so I trust these inspectors and know each personally, I do not need to attend to get the scoop, I'll get a full verbal report when their done. I can understand when some agents do not attend.

I have always attended, but stay out of the way so my client and the inspector can talk. If there is a problem I ask them to let me know so I can see it. It makes it easier to understand what problems there may be, to discuss with my client, and to prepare a home inspection list of requests.

You bet, EVERY TIME. The buyer agent is suppose to look out for the buyer after all. It is important to be close enough to hear and even see what is happening but ot so close you are in the inspectors way. By being there you see first hand what is or isnt found.

No - inspection is a Buyer responsibility.  We do review the reports and discuss with them, and if need be, seek clarification from the inspector.

2nd home market so the buyers are not usually there. Our inspectors create awesome reports with lots of photos to email to the buyers. Rarely any confusion or problems. most of the time we do not even know exactly when the inspection will occur.

Anthony - Yes, I am present for the home inspection. I want to hear from the inspector any concerns they may have, and being at the property, they can show me exactly what they are talking about. Makes it a lot easier when negotiating repairs, etc.

Yes, we typically let them in and show up at the end to hear the verbal report with the buyer.  No point in being there for the entire 2 hours or so.

Yes, I've been a Realtor for nearly 20 years and have never missed being at the home inspection.  This is the time to show my client I'm hands on and care about them.  It is also essential to know the conditions that are pointed to be able to explain to the buyer and seller's agent what repairs are needed and ease my clients fears of it being a deal breaker.

I will be there for the beginning and at the end.  If the buyer requests that I stay for the entire inspection, I will, though it's pretty pointless.

Rarely. And during the last 30 minutes of the inspection, I suggest the buyers show up while the inspection is fresh in the inspector's mind and he can go over the report. I don't recommend that buyers are present during an entire 3+ hour inspection. Too much possibility of distracting the inspector from their job.

Our inspectors like to begin inspections and have the buyer and their agent come the last hour. We then go over the report and the inspector will visually show the buyers items of note. Sometimes buyers can't come due to work and always have the opportunity to visit personally with the inspector. I personally like that inspectors will answer any and all questions after the inspection. Good to be there so I know what is said.
