Suggest they ask borrower's agent.
I found out there is a female sex offender in my neighborhood I mentioned to my wife. She says good luck to all men in the neighborhood. That includes you Sam!

No, never. If I'm asked, I forward them to a website to check.
Here is my blog post about it: http://activerain.com/blogsview/3088718/sex-offenders-info---megan-s-law-
From the post above:
Check carefully ( if possible) the reason a person is on that list.
There is a chance, she/he is not 'high risk creepy criminal' but someone who made mistake, it is just too easy to get on that list.

How many of Obama's "Refugees" will make this list? Look at what has happened in Cologne, Germany. Do these people get on the "list" here in America?

what kind of "clients" do you have if you not an agent?
And in Georgia our contract actually has the website and tells buyers if they are concerned they should check it. I make sure clients know it says that, but I do not check it on their behalf.

I normally suggest to buyers to check & google the area they are interested in.

No, we refer them to the Sheriff's Dept if they don't know how to search for it.

No I do not-that is up to the buyer and his due diligence.

I don't... it's not something we are required to do in our market and our buyers know it's up to them to do this due diligence. I've looked on sites like this previously and all I can tell you is that no matter what address I put in, there was at least one registered sex offender fairly close by. At that rate, no house would ever be sold.

Not my place to bring up negatives, but if it comes up in conversation than I would suggest using apps. that are available.
Much like schools here in Louisville, there are so many caveats, it is best for the client to contact the school system if there is a concern.
Too much liability for the agent if the information comes directly from us, on both topics.

Good Wednesday morning William Piotrowski . It is my understanding that if you check the registered sex offenders website, then you have knowledge that you must disclose. I've always understood it's up to the buyer to do that.

The list here is easily available online. The Washington Post even has it on their web site. But no. I don't check it.

I don't usually but I encourage buyers to check if they are concerned.

I have to agree with what Tammy Lankford said. Our contract points out to the buyer that it is up to them to check with local law enforcement for registered sex offenders.
I did have this come up with some buyers last year. They labored over their decision to buy this beautiful piece of land with amazing mountain views. They ended up terminating the contract because a six offended lived about five acres away.

Here's an interesting article that you may want to read. NAR is suggesting we do, except in very specific states.

No. Virginia just added 5000 more offenders to the registry, and people can just check the VA State Police website if they want.

No. It is the duty of the home buyer to check out the Registered Sex Offender List.

I beileve it is the duty of the buyer to check this database although they should, in the disclosure process, be made aware it exists.

It is the duty of the home buyer to check out the Registered Sex Offender List. The Agents in indiana will gladly direct you to the website. The information is also on our Purchase Contracts.

That the clients should check the database for the owner of the home? We have a general disclosure stating it is the client's responsibility to check the registry on their own. Interesting post.

William - We have a Buyers Advisory document that has that information, as well as a ton of additional information for the buyer to review. Every buyer has to sign and date that they have received a copy. At that point, it is up to them do perform their own due diligence on anything and everything that is included in that document. Of course I will be there to assist them in any way I can.
1,529,664
I do not. It is up to the buyer to determine if the house is near an offender, should they be concerned about that. We do have SEVERAL disclosures about "Megan's Law" and the sex offender registry and buyers have to sign/initial the page with it on it.
5,959,926
Megan's Law is in our contract, and important for buyers to check out if this is important to them.
6,616,273
No I checked it once and found it rather vague and confusing, if others are concerned I suggest that they take a look at the website and call the police department to find out if any of the people they find on there are dangerous.

Due to liability there should be a disclosure and the buyer should be encouraged to check it as well
1,513,143
I believe that is against the rules for us to forward that information so no it is up to the client.
543,471
I don't check it myself but do suggest to clients to check. I like for them to satisfy themselves with the location of the property and everything & everyone around it.

That is part of a buyers due diligence in New Jersey. I do not check the registry for my Clients but I do tell them its available.
2,538,689
Good morning William. Some do, as it has been mentioned, I absolutely would check it out.
4,321,670
William Piotrowski it is a good idea to do so. However, never asked my client to do so, yet.
730,632
No, I do direct my buyers to the site. Another great site is http://www.crimemapping.com/map.aspx You can look at all crimes in an area for that week. Not all Police departments use it, but it can be interesting to say the least. It's always great to see 0 crimes reported in your area, compared to some that are 120+ in a week!

Most of the answers are pertaining to neighboring residents to the home for sale. I think it would also be pertinent to check on the buyer that wants to see the house...

The web site is provided to the Buyer in the Maryland contract and it is the Buyers option to check if they wish to do so. BTW: I had a Buyer who did check and decided not to purchase a particular property because there was a registered sex offender living next door
