I work expireds, but I only work the old ones (ones from last quarter and back a couple of years).  I find very little competition on these.  I'd like to work FSBOs this year.  Don't know what competition I'll find.

I do work them both every single day .... Yes there is competition. There is always competition though.

I do not focus on other agents. I focus on helping the seller. Getting the listing is a by product of that. 

No, No and NO -  I compete with myself only!

I don't... our market doesn't have a lot of either of these (at least that part of the market that I focus on). 

I did not work them and learned a lot from comments. 

As about completion: it is everywhere. 

When I transitioned from a managment to back to the streets, I listed five FSBOs and went on to have the worst two months of my life.  Since then, I've stuck to other prospecting techniques.

I just started and yes lots of competition in the DFW area.

It takes a special drive and a talnet do do this successfully, and it aint my thing.

I’m blessed to have a pipe line of quality referrals and past customers. Way back when I did work FSBO’s and expired listings, I knocked doors, didn’t depend on mail. People wanted to talk to someone face to face, not receive fluff by mail.

I work with agents on expireds and FSBOs.  There is a decent amount of competition out there, takes some creativity to be really effective with them.

There are a multitude of agents working the expired listings and very few of us FSBO's. Yes I do both.

I have found it depends on the area.  Even within my Market, there are neighborhoods or communities where when the sellers expire they get 30 calls the first day, while in other areas they may only get 2-3.  Usually they are not too bashful to tell you how many calls they have received.  I like to lighten the mood with some sort of joke.  Ease their tension a bit and then move into the pitch.

Paul - I have not worked expireds or FSBOs, but am considering it. I think there is a lot of competition in my area, so would have to be strategic about how I approach this.

I only work off referrals for the most part.   We are not seeing too many expireds.   They sell right away here.

There is a lot of competition for everything with over 43,000 agents in my area.

I rarely work this segment.  I'm sure there is much competition.  

I have in the past and yes there is a lot of competition.

Every day I do this!  It is my full time job.
