I'm lucky, since we do not have much changes. Summer is in here all year long.

I would include some in the wintertime as well so they can see the whole front elevation.

Listing in our market are usually sold before the season changes.
However, nobody wants to see a snow picture in the spring. It is snowing in Maryland a I make this comment.

Our listings don't last long enough to do that. If I had a listing that did ... I would update the photos.

Yes, I do. But more often I update winter photos in spring/summer. Fortunately, most of my listings sells quickly enough that this is rarely necessary, unless I've listed in late Feb/early March and want spring photos by late March.

I update them in the Spring when people are tired of seeing snow. Most people want to see what the home and landscaping will look like during the non-snowy seasons. The snow covers everything up here. They can't even see the condition of the roof with the snow on it.

Ron,
Here winter means it can be snow on the ground one day and no visible snow the next day. Besides our listings are typically under contract within a few weeks so the pictures can’t be too outdated.

Yes..if need be. Nothing like an out of season picture to tell the world the listing is stale.

Even thought a house is a lot prettier dressed up in azaleas and flowering trees, using these photos in the winter make the house look like it may have been on the market for a while.

Hopefully your listing won't last that long but it is more important to get rid of the snow pictures once it warms up.

I enjoy seeing a splash of green and an open yard in the winter.
And sometimes on a hot summer day it is nice to see a bit of winter coolness.

Good point Ronald Gombach as long as there isn't snow on the ground.

Yes & no. Sometimes changing the pics 'reengergizes' the listing in some onine formats.

The listing agent should always update photos to reflect the current season.

If you have exterior photos that show it is fall , it is a good idea to update.
